Check in time is 3:00 PM. This time can be flexible, with prior arrangement of our reservations department, provided no prior in-house guests are departing on the day of your arrival.
The Villa Manager will require the passport of each guest upon Check-In in order to register your residence with the Thai Immigration department.
Check-Out time is 12:00pm. This time can be flexible, with prior arrangement of our reservations department, provided no incoming guests are arriving on the day of your departure. Check-Out later than 2:00 pm will incur extra charges.
Please inform the Villa Manager of your Check-Out time to arrange inspection of eventual damages to the villa, review and regulate expenses incurred during your stay, arrange your airport transfer and refund the security deposit.
The owners of the villas are not liable for the loss or theft of any valuable items, death, personal injury, or any other issues of personal nature. The villa is run under the Terms and Conditions agreed to at the time of Check-In. The applicable Terms and Conditions are available on our web site: www.seasiamseaviewphuket.com
Our villas have a strict non-smoking policy for all indoor areas. Smoking must be done outside at the pool deck, terrace or garden, where ashtrays are provided. If traces of smoking are found inside the villa, a BHT 2,500.- cleaning free will be charged per area as applicable.
A “No Pet Policy” applies to the villas and on surrounding properties. Unless prior written consent from management has been obtained, pets may not be brought to the properties.
All bookings are assumed to be for normal holiday purposes only, and the Guest agrees that the use of the Property will be limited to this purpose unless otherwise confirmed in writing.
If the Guest is planning to hold an event, such as a wedding or party, which involves having a larger number of people at the Property, or if the Guest is planning to use the Property for a purpose other than holiday, please communicate this to the owner representative at the time of booking, as special approval or arrangements may be required. Depending on the nature of the event, a surcharge and/or additional security deposit may be required, which will be agreed upon and confirmed in writing prior to confirming the reservation. Note that some Properties are in residential areas or estates, and some are subject to rules and regulations regarding their use. Therefore, it may not always be possible to grant permission for certain uses or activities due to these or other reasons beyond the control of the Owner and owner representative.
If the owner or owner representative has confirmed a booking that includes an event at the Guest’s chosen Property, in certain circumstances the Guest must then obtain permits from the police and the local community before the event can proceed. The Guest acknowledges and agrees that the Owner and the owner’s representative cannot control the issue of these permits. If the police and/or the local community refuse to
Only the specified number of persons listed in the Rental Agreement at the time of booking may reside on the premises. The number of registered guests outlined at the time of booking is the maximum number of persons allowed. If the Lessor or a representative of the Lessor will find out that an additional number of guests are staying at the property, it is at the discretion of the Lessor or its representative to require the extra person(s) to vacate the premises. Otherwise, each additional person will be charged a published rate of $300 USD per night.
Please advise the Villa Manager of any daytime visitors ahead of their arrival.
$1,500.- is required as security deposit, as stated in the Property description. Guests can pay directly to the Owner or Agents before arrival or to the Owner’s representative, i.e. Villa Manager, immediately upon arrival.
Access to the Property may be refused if the security deposit is not paid in full. We accept the security deposit in any currency equivalent of the requested amount in USD. The security deposit will normally be refunded at the end of the rental period, after deducting any additional expenses incurred on the Guest’s behalf during the stay or the cost of replacement or repair for any loss or damage to the Property.
We ask that our guests do not leave tips with individual employees, on the bed or elsewhere in the room. While our staff work hard to ensure every guest enjoys a lovely holiday, they share duties and work together. Consequently, if you are happy with the service, please hand any gratuity to the Villa Manager & Concierge. They will make sure the tip is distributed to the respective team. The villa owners care a lot about the long-term satisfaction of the staff and want to make sure that gratuity is fairly allocated. Thank you so much for your understanding and collaboration.
Please take all possible care when using the swimming pool. Adults must supervise children at all times. Jumping from the sides of the pool is strictly forbidden for safety reasons. The property owners accept no responsibility for any injuries. Pool towels are coloured (usually blue or grey). White towels are for in-room use only and not to be used at the pool. The swimming pool is cleaned three times a week. Towels for the swimming pool will be replenished as needed.
We will provide you with one set of keys for the entrances and each bedroom. Please lock up the villa and your room when you leave the property. Loss of key will be charged at BHT 150.- per key and/or BHT 2,500.- in case a change of lock is needed (at the discretion of the owners).
A property is someone’s home. Please treat the property rented from us accordingly and leave all its contents in good order and in a reasonably clean condition. Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require the Guest and their party, including any visitors, to vacate the Property immediately, without compensation or refund.
While we want you to enjoy your visit as much as possible, parties after 10:00 PM are only permitted inside the villa with all doors and windows shut to minimize noise pollution.
Please respect other guests and neighbours and be quiet in the common areas during night hours. We do not allow guests to bring in jeeps and/or loud high-performance motorcycles/cars.
